Foothill Ranch Realtor, Rana Zand
Foothill Ranch is one of South Orange County’s newest master-planned communities. Encompassing a unique balance of residential, business, & open space; this 2,700-acre community is strategically located near the Santa Ana & the San Diego freeways. Residents of Foothill Ranch enjoy award winning schools, wilderness trails, proximity to the toll road, a community pool and clubhouse, and an exclusive array of shopping, dining, and entertainment options within the area.
My favorite part of Foothill is: Whiting Ranch Wilderness Park, which encompasses approximately 2,500 acres of riparian and oak woodland canyons, rolling grassland hills and steep slopes of coastal sage scrub and chaparral. The park is highlighted by scenic rock formations, including the beautiful Red Rock Canyon. There are three intermittent streams: Borrego, Serrano and Aliso Creek meandering through the park, each hosting an abundance of wildlife. Remnants of the former cattle ranching days can be seen throughout the park as well. It is truly a beautiful place to see. It’s almost like taking a hike through Middle Earth from Lord of the Rings (Whiting Ranch Wilderness Park).
My second favorite part of Foothill Ranch is the City Library (because I love books). The library has a collection of 55,000 books and features a children’s story tower, young adult section, literacy room, “Friends of the Library” used bookstore, and a quiet study area (which I sometimes like to escape to for work).
Foothill Ranch’s school District is: Saddleback Unified School District, Ranked Among Top 100 Districts in the state; and also Saddleback Valley Schools made U.S. News’ 2016 Best High Schools. A number of residences were also built between 1970 and 1999. There are 32 different tracts (30 detached & 4 condo) ranging from a 1 bed / 1 bath 682 sq. ft. model in the Salerno condos to a 5 bed / 4.5 bath Plan 4 with over 3,500 sq. ft. in the Roxford Crest tract. Although, many homes in Foothill have added sq. footage in the form of additional bedrooms and/or lofts as well.
